How Is the Price per m² Calculated?
The unit price per m² of housing is the average value found by dividing the total value of appraised homes by their total gross area. It varies greatly by city, district and housing type; this series is the average for Türkiye as a whole. In major cities such as Istanbul, the price per m² is markedly above the average.
The Relationship Between Price per m² and the House Price Index
The unit price per m² gives an absolute TL value (e.g. 48,000 ₺/m²), while the House Price Index (HPI) measures the quality-adjusted percentage change. The price per m² is more suitable for negotiation and budgeting, the HPI for the price trend.
