This tool computes the monthly payment for personal, auto and housing loans with the annuity (equal-installment) method. The interest rate is auto-filled from the current bank average in CBRT EVDS; you can customize it by entering your own bank’s rate.
For auto and personal loans, the KKDF (15%) and BSMV (15%) taxes charged on interest are added to the installment; housing loans are exempt. The result shows the monthly payment, total interest, total tax and a full amortization table.
How Is the Monthly Payment Calculated?
The monthly payment is computed with the annuity formula: amount × monthly rate / (1 − (1 + monthly rate)⁻ⁿ). The monthly rate is the annual rate divided by 12. Part of each installment goes to interest and part to principal; as the term progresses the principal share rises and the interest share falls. The amortization table shows this split month by month.
What Are KKDF and BSMV?
KKDF (Resource Utilization Support Fund, 15%) and BSMV (Banking and Insurance Transactions Tax, 15%) are charged on the interest of consumer (personal) and auto loans, so the effective cost is about 30% above the raw interest. Housing loans are exempt from both, which is why housing-loan installments are lower at the same rate.
What Is Not Included?
